Lake Wylie is the oldest of the Catawba River lakes and the only one that straddles a state line. That single fact — North Carolina on one shore, South Carolina on the other — drives most of what makes this market distinct.
Orientation
Lake Wylie lies southwest of Charlotte, formed by the Catawba River. The North Carolina shoreline falls in Mecklenburg and Gaston counties; the South Carolina shoreline falls in York County.
On the North Carolina side, Steele Creek and the Palisades front the water. On the South Carolina side sit the town of Lake Wylie, River Hills, and Tega Cay, with Fort Mill and Clover just inland.
It is the closest of the three Catawba lakes to Uptown Charlotte, which is why it draws buyers who want water without a long commute.
The numbers
Housing
The South Carolina side carries the larger share of established lake housing. River Hills is a gated community built around a golf course with substantial waterfront. Tega Cay occupies a peninsula with a high proportion of water-adjacent lots. The town of Lake Wylie holds a broad range of subdivisions, both on and off water.
The North Carolina side is dominated by the Palisades and the surrounding Steele Creek development — newer, master-planned, and generally larger in scale.
As on Lake Norman, the distinction between waterfront, water access, and water view is the one that matters most, and dock permitting runs through Duke Energy's shoreline management program. Verify permit status rather than inferring it from an existing structure.
The state line
South Carolina and North Carolina differ meaningfully on property tax treatment, and South Carolina's owner-occupied assessment ratio is a substantial part of why buyers look south of the line. South Carolina also assesses an annual vehicle property tax that North Carolina handles differently.
Income tax, insurance markets, and vehicle registration all differ as well. The net position depends on your specific circumstances, and it is worth running the actual numbers with an accountant rather than relying on the general reputation of either state.
School districts change at the line too — this is not a case where the same system serves both shores.
Schools
Lake Wylie spans a state line and several districts. Assignment depends on the exact address and boundaries change — confirm any assignment directly with the relevant district before it factors into a decision.
Clover School District serves the Lake Wylie area; Fort Mill School District serves Tega Cay and areas east. The boundary between them is address-specific.
Palisades and Steele Creek addresses fall within Charlotte-Mecklenburg Schools.
Gaston County Schools serves the northern shoreline.
