SouthPark grew up around a shopping mall and turned into Charlotte's second business district. It is the rare place where a regional retail center, high-rise offices, and quiet mid-century residential streets sit within a few blocks of one another.
Orientation
SouthPark occupies the area around the intersection of Sharon Road and Fairview Road, roughly six miles south of Uptown. Myers Park is to the north, Cotswold to the east, and Quail Hollow to the south.
The mall opened in 1970 on what had been Harris family farmland, and the district built outward from it. That sequence explains the layout: a dense commercial core surrounded immediately by 1950s and 1960s residential streets that predate the retail.
The result is a genuine second downtown — office towers, a Class A retail concentration, and hotels — with detached houses on quiet streets three minutes away.
The numbers
Housing
Barclay Downs and Sharon Woods are the residential heart — 1950s and 1960s brick ranches and split-levels on flat, generous lots, laid out before the mall existed. Many have been renovated; a growing number have been replaced outright with new construction at two and three times the original footprint.
The second product is vertical. SouthPark carries the largest concentration of condominium and luxury apartment outside Uptown and South End, much of it built from 2000 forward and clustered near the retail core.
Townhomes fill the transition between the two, generally along the corridors rather than inside the older residential streets.
As in Cotswold, the defining market feature is that an original ranch, a full renovation, and a new build can sit side by side on the same block. Pricing a SouthPark house means pricing its condition and its lot, not its street.
Day to day
SouthPark Mall anchors the district and is the primary luxury retail concentration in the Carolinas. Phillips Place and the Morrison add open-air retail, dining, and a cinema immediately adjacent.
Symphony Park behind the mall hosts the Charlotte Symphony's summer series and functions as the district's open green space. Little Sugar Creek Greenway runs nearby and connects north toward Freedom Park.
The honest trade is traffic. Sharon and Fairview carry regional retail volume, and the residential streets just off them are quiet precisely because they do not connect through. Which side of that boundary an address sits on matters.
Schools
SouthPark addresses fall within CMS. Assignment is by exact address and CMS adjusts boundaries — confirm any assignment directly with CMS before it factors into a decision.
Sharon Elementary and Selwyn Elementary serve portions of the district.
Alexander Graham Middle and Myers Park High cover much of SouthPark, though the southern edge can fall elsewhere.
Charlotte Country Day and Charlotte Latin are both a short drive.
