Cherry is one of Charlotte's oldest surviving neighborhoods and one of its smallest. Platted in 1891, it sits in a pocket between Uptown, Midtown, and Myers Park — a location that has made it one of the most redevelopment-pressured places in the city.

Cherry occupies a compact area bounded roughly by Kings Drive, Baxter Street, Cherry Street, and the Little Sugar Creek corridor. Uptown is immediately northwest, Midtown is at its doorstep, and Myers Park begins just to the south.

It is a small neighborhood by any measure — walkable end to end in a few minutes — and it is completely surrounded by higher-intensity development.

The street grid dates to 1891, which makes it one of the oldest intact plats in Charlotte. Lots are narrow and shallow by modern standards, and the original blocks are short.

Housing

The sharpest old-and-new contrast in Charlotte

The original housing is small in both footprint and scale: modest early cottages and simple gable-front forms on narrow lots, built to a plan from 1891 and sized accordingly. A number of these survive.

Beside them sits substantial new construction — tall, contemporary infill built to the maximum the lot allows, frequently three to four times the volume of the house it replaced. The two forms often share a property line.

That contrast is the defining fact of the Cherry market. Land value here is driven almost entirely by location, so an original cottage and the lot beneath it are frequently valued as different things by different buyers.

If you are looking here, the first question on any specific address is what the zoning permits and what has already been approved nearby. In a neighborhood this small, one adjacent project changes the character of a block.

Day to day

Everything is close

Cherry's practical appeal is position. Midtown and the Metropolitan sit at its edge, Uptown is a five-minute drive or a walk, and Myers Park begins a few streets south.

The Little Sugar Creek Greenway runs along the neighborhood's western boundary and connects north into Uptown and south toward Freedom Park — a continuous paved route rather than a fragment.
